Closing Process

When “closing day” finally arrives, you’ll meet face to face with your Closer to finalize the transfer of property.

What You Need To Know

You will need photo identification that is not expired on the day of the closing. You must have this in order to sign the paperwork. Allow about an hour for the closing. This is a BIG DAY and we want to celebrate with you!!

Sign Documents

You’ll be asked to initial or sign a number of documents. Your Closer will go over each document and explain what you are signing. Be sure you ask questions! We want to make sure you are fully aware and comfortable with each document you sign.

Post-Closing

After the settlement meeting, we officially record the mortgage and deed at your local Recording Office or Register of Deeds. Funds held in escrow and are disbursed after the transaction is recorded at the municipal office.

Pay Closing Costs and Escrow

We can accept funds at closing in two forms; a cashiers check made payable to Seven Hills Settlement or a wire transfer. After the settlement, we officially record the deed and mortgage at your local Recording Office. Funds held in escrow are disbursed after the transaction is recorded at the municipal office.

Getting the Keys

Once all papers are signed and the closing has occurred, you’ll receive the keys to your new house. Soon after, you will be moving into your new home!!

Seven Hills Has You Covered!

We are here for you. Seven Hills Settlement has a proven track record in obtaining unreleased mortgage liens and missing assignments that inhibit clear title. We do not rest until YOU can obtain clear title to your home!
